Make sure the agent understands that you want to insure rental property, not that you are renting. One is a renter&#8217;s policy and the other is called a fire/hazard policy. Once you have accumulated several properties, you might want to consider an umbrella policy that would cover all of your properties for say $1,000,000. <p>There have been lots of resales going on in here in terms of real estate and there has been limited new construction of houses. New home constructions have become very slow and requests for building permits have drastically dropped. 			<content:encoded><![CDATA[<p>I don&#8217;t have to tell most of you that title companies are nervous about closing two transactions involving the same property on the same day. Real estate investors can have a real juggling act on their hands when they&#8217;re trying to quick-turn a short sale, except it&#8217;s the title company who has to keep all the balls from hitting the ground.</p>
<p>The truth is that investors can open themselves up for all kinds of trouble if they don&#8217;t know what they&#8217;re doing. Those closings may look like some huge shell game to people, especially those whose job it is to uncover fraud in the real estate business. Nobody wants to be accused of being a scam artist, much less suffer the legal consequences.</p>
<p>Avoid accusations of fraud by simply setting some ground rules. Transparency is the key here. When you take the time to go over everything with the title company ahead of time, you can meet their objections with sensible procedures to make your back-to-back closings work for everyone.</p>
<p>1. Make it clear that the homeowner has no equity or negative equity in the property. Be ready with documentation like written gross payoff letters, which prove how much is owed on the property, and net payoff letters, which show the payoff after discounting the mortgage. The sales price minus the amount owed needs to be zero or less.</p>
<p>2. No cash back is allowed for the seller on the first (A-B) transaction. The purchase price, to be paid in full by the investor, is simply the total amount of all lien payoffs plus the cost of the conveyance fee for transferring the deed from the seller to the investor.</p>
<p>3. The homeowner in the first (A-B) closing and the buyer in the second (B-C) closing must be unrelated in order to prove that they are conducting two separate transactions.</p>
<p>4. The vested property owner in the first (A-B) transaction must be at the closing to sign the HUD-1 in person to show that they have received full disclosure of the terms of the sale, including the sales price. Also, the property owner and the investor/buyer must both agree to release the HUD-1 to the end buyer&#8217;s lender if that lender needs evidence of the amount of each lien&#8217;s payoff.</p>
<p>5. Any lender used by the investor, or the buyer in the first transaction, must give written evidence that they are aware of the investor&#8217;s plans to conduct back-to-back transactions to purchase and resell the property. However, as far as I know, the seller&#8217;s lender (the one who is foreclosing on the property) is not required to do this as their involvement ends after the first (A-B) transaction is closed.</p>
<p>If you have those five points covered, that juggling act can turn into a perfectly-timed relay race. This is one reason why I love being a real estate coach. I can talk about what I have learned over the years so you can know what you&#8217;re doing before you get into this stuff. 			<content:encoded><![CDATA[<p>Although the Town of Wasaga Beach did not get to be official until January of 1974, its stature as the longest fresh water beach in the world has continually attracted both permanent and seasonal residents, particularly from neighboring Toronto. As a result, the population has continually increased &#8212; from 12,419 permanent occupants in 2001 to 15,029 when the 2006 census was taken.</p>
<p> </p>
<p>While the figures keep on rinsing, Wasaga Beach has earned a reputation as one of the quickest developing communities in the country. Ever since 2009, there has been a marked escalation in both the amount of transactions and the amount of <a href="http://wasagabeachrealestate.biz">Wasaga Beach real estate</a> sold, showing a healthy combination of new residential property as well as seasonal and recreational properties cropping up all along the desirable beach front.</p>
<p> </p>
<p>Locals and tourists alike are drawn to Wasaga Beach by the the fourteen kilometers of family friendly sandy public beaches that is also home to the Wasaga Beach Provincial Park, which was given the coveted Blue Flag designation for its efforts to manage Wasaga’s shoreline according to international environmental guidlines. In the summer, locals and visitors alike enjoy sunbathing and sports such as frisbee and jogging along the sandy beaches which are numbered 1-6 &#8212; with 1 and 2 being the most well-liked. In the winter, the same section of beach is a popular spot for winter sports enthusiasts who come to snow shoe and cross country ski along the well marked trails.</p>

<p>The expansion that Wasaga Beach has experienced has not been deterred by the massive fire that levelled seventy percent of the main street retail section and apartments as well as the pedestrian mall on November 30, 2007. The town has replied with a big building boom that will incorporate a monorail system along a updated style beach front with shopping, dining, and an indoor/outdoor theme park. To meet the demand of the growing area, the area transit service, Georgian Coach Lines, has had to expand their routes twice since 2008 and supply service daily from 7AM to 7PM on an east-west loop through the town.</p>
<p> </p>
<p>The increasing accessibility of amenities and products in Wasaga Beach has aided in pushing real estate sales up 65 percent in the first part of 2010 when put up against the same time last year. The month of March 2010 saw a whopping 50 percent increase which also had a measurable affect on the adjacent <a href="http://www.canadianrealestateonline.ca/collingwood_real_estate.html">Collingwood real estate</a> sector.
