Understanding Omaha Nebraska Neighborhoods

Searching for Omaha real estate can be difficult if you are not familiar with how Omaha, Nebraska neighborhoods are organized in the local MLS. If you are thinking about moving to Omaha, it is important to understand how real estate agents in the area typically use the Omaha Area Board of Realtors MLS to find local properties.

Unlike some other regions in the U.S., home buyers and real estate agents in the Greater Omaha area generally search for homes according to school district rather than city name. This is because there were many cities on the outskirts of Omaha that were annexed as part of the city limits. Since they still retain a lot of historical and geographical character, they are still often referred to by their original city names, but are now more accurately school districts and neighborhoods within the Omaha area rather than cities.

Within each of the above school districts, there are, of course, various smaller areas listed in the Omaha MLS. While Papillion and La Vista are unique neighborhoods on the south end of Omaha, it’s important to understand that they share the same school district, called Papillion-La Vista. Another piece of information that will help you when searching for Omaha real estate is that Westside is often referred to as District 66 or Westside District 66. In addition, Waterloo school district can also be referred to as Douglas County West Community Schools, although it is still listed in the Omaha MLS as “Waterloo.”
